1. Introduction

These Terms & Conditions govern the use of the Stay Eastbourne website and all bookings made through our website.

By using our website or making a booking, you agree to be bound by these Terms & Conditions.

Stay Eastbourne manages short-term holiday accommodation and serviced accommodation properties in Eastbourne and surrounding areas.

2. About Us

Stay Eastbourne provides guests with access to holiday rental accommodation through direct bookings on our website and via third-party platforms including Airbnb, Booking.com and Vrbo.

Bookings made through third-party platforms are additionally subject to the terms and conditions of those platforms.

3. Eligibility to Book

The primary guest making the booking must be at least 18 years old.

By making a booking, you confirm that:

  • You are legally capable of entering into binding contracts;

  • All information supplied during booking is accurate and complete;

  • You accept responsibility for all guests staying at the property;

  • You will comply with all property rules and local laws.

We reserve the right to refuse or cancel bookings where these conditions are not met.

4. Booking Process

Bookings may be made directly through our website or via third-party booking platforms.

For direct bookings through our website:

  • Reservations are confirmed once payment requirements are met and confirmation has been issued;

  • A 4% booking fee is added to each reservation;

  • Guests may be offered instalment payment options depending on the lead time before arrival;

  • Missed instalment payments are subject to a 48-hour grace period before cancellation;

  • We reserve the right to cancel unpaid bookings after the grace period expires.

Prices displayed on the website are subject to availability and may change prior to booking confirmation.

5. Security Deposit

For direct bookings made through our website, a £200 security deposit will automatically be charged 2 days before check-in.

The security deposit will normally be refunded within 2 days after check-out, subject to:

  • No damage to the property;

  • No excessive cleaning requirements;

  • No missing items;

  • No breach of house rules;

  • No unauthorised guests or events.

We reserve the right to deduct reasonable costs for damages, repairs, additional cleaning, lost keys, smoking violations, or breaches of these Terms.

If damages exceed the security deposit amount, guests remain liable for all additional costs.

6. Cancellation and Refund Policy

Guests are entitled to a 100% refund within 24 hours after a booking is accepted, provided the booking was made at least 14 days before check-in.

If a booking is cancelled less than 14 days before check-in, no refund will be issued.

Refund processing times may vary depending on the payment provider.

Stay Eastbourne reserves the right to cancel bookings in exceptional circumstances including:

  • Property damage;

  • Safety concerns;

  • Unavailability beyond our control;

  • Suspected fraud;

  • Breach of these Terms & Conditions.

Where possible, reasonable efforts will be made to offer alternative accommodation or a refund.

7. Check-In, Check-Out and Guest Responsibilities

Guests agree to:

  • Keep the property clean and secure;

  • Treat neighbours respectfully;

  • Avoid excessive noise or anti-social behaviour;

  • Comply with occupancy limits;

  • Leave the property in reasonable condition.

Guests must not:

  • Host parties or events unless explicitly authorised;

  • Engage in illegal activity;

  • Cause nuisance or disturbance;

  • Damage the property or its contents.

Specific property rules may also apply and will be communicated before check-in.

Failure to comply may result in immediate termination of the stay without refund.

8. Payments

All payments must be made using approved payment methods available on our website.

We use third-party payment processors to securely process transactions.

By making payment, you authorise Stay Eastbourne and its payment providers to charge the amounts due in accordance with these Terms.

We do not store full payment card details on our servers.

9. Limitation of Liability

To the fullest extent permitted by law, Stay Eastbourne shall not be liable for:

  • Any indirect, incidental, or consequential losses;

  • Loss of enjoyment, profit, business, data, or opportunity;

  • Personal injury, illness, accidents, or loss occurring during a stay unless caused by our proven negligence;

  • Failure or interruption of utilities, internet services, or third-party services outside our control;

  • Loss, theft, or damage to guests’ belongings.

Nothing in these Terms excludes liability for:

  • Death or personal injury caused by negligence;

  • Fraud or fraudulent misrepresentation;

  • Any liability that cannot legally be excluded under UK law.

Guests are responsible for ensuring they have suitable travel insurance covering cancellations, personal belongings, and liability.

10. Force Majeure

Stay Eastbourne shall not be liable for any delay, cancellation, interruption, or failure to perform obligations caused by events beyond our reasonable control.

Such events may include, but are not limited to:

  • Severe weather;

  • Flooding;

  • Fire;

  • Pandemic or public health emergencies;

  • Government restrictions;

  • Utility failures;

  • Natural disasters;

  • Strikes;

  • Civil unrest;

  • Internet or telecommunications outages.

In such circumstances, we reserve the right to cancel or amend bookings where necessary.

11. Website Acceptable Use

You agree not to:
